Valuations
Oakwood provides property valuations for a range of purposes.
In most cases a valuation has to be undertaken by an RICS Registered Valuer. Valuations can be provided for the Court with the valuer acting as an Expert Witness or Single Joint Expert, secured lending (mortgages), taxation (for example assessment of Inheritance Tax and Capital Gains Tax), disputes, partnership changes, matrimonial and Charities Act. We can also provide reports for purchase, sale and compensation issues.
Many instructions come from solicitors, accountants and SIPP providers, but we welcome enquiries from private individuals.
The RICS has set out guidance for valuers, often known as The Red Book.
A Red Book valuation requires us to inspect the property internally and we will need to review planning consents, leases and occupancy agreements, and any other relevant paperwork. It helps us if clients are able to provide information prior to our inspection.
Prior to undertaking a valuation we will provide the client with detailed Terms of Engagement. This is an RICS requirement and ensures that our work will meet the client’s needs. In the cases of secured lending, the client will be the lender, not the borrower.
