Welcome to the latest property update from Oakwood as we head into autumn/winter 2022, after a glorious summer.

They say that a week is a long time in politics; well, what a week (or two) we have had lately with many changes and turmoil within the Government. This is clearly affecting the property industry. Whilst it’s still early days, here are our thoughts.

We would also like to tell you that we are rebranding over the coming weeks to Oakwood Property Services, to better reflect the breadth of work we now do in the business. We’ve changed a bit ion the last three years!

ESTATE AGENCY

Hannah Murphy has been promoted to look after our sales and lettings and has made a great start with a number of sales now agreed and reported to solicitors, with more stock on the horizon to be brought to the market in the near future. It’s too soon to predict what the interest rate changes, inflation and cost of living will do to property prices in our area, but early indications are almost life as normal. It is most likely that the impact will be hardest felt in first time buyer territory, and we expect little demand from investors for buy to let for the foreseeable future.

Our team, which is led by qualified chartered surveyors, specialises in rural property and development sites throughout Cheshire, but also sells residential and commercial property in the north Cheshire area.

LETTINGS AND MANAGEMENT

Since buying Morrison Property Services nearly two years ago we have developed the portfolio of lettings and management, led by Ciaran Dwyer, mainly throughout north Cheshire and south Manchester. We have an inhouse accounts department and offer a full management service across all property sectors.

Demand for residential property has been very strong, and we have also let commercial property across the area. The commercial market is more selective as tenants are having to identify where they need to be, in light of post-pandemic changes.

We are happy to advise landlords on the ever-increasing compliance regime and make sure that properties are safe and well managed.

VALUATIONS

The business was founded on doing property valuations and this area has grown. Our Associate Lydia Sirovica looks after the setting up of valuations and the team deliver into the rural, commercial and residential sectors. We undertake valuations for a range of purposes.

OPTIONS AND PROMOTIONS

Our directors Graham Bowcock and Andrew Aspinall are qualified chartered surveyors and have a wealth of experience in setting up development sites for farmers and landowners. We undertake a no obligation review of sites then, if agreed, will introduce developers or promoters to take sites on to secure planning consent. There are countless issues that we consider for our clients when setting up such agreements to make sure they are protected, with clarity as to what is expected.
